BAY PROPERTY WATCH
Your Home Shouldn't Be a Holiday Headache
Don't wait for a leak or a break-in to find out your coastal property is at risk. We provide the local eyes, ears, and professional facilities oversight your investment deserves.
PROPERTY OVERSIGHT, SIMPLIFIED.
Most coastal property disasters don't happen in a moment—they happen over weeks of silence. A slow drip under a kitchen vanity, a safety switch that trips during a summer storm, or a sliding door latch that finally gives way.
After a career managing large-scale facility portfolios, Lee founded Bay Property Watch on a simple premise: The difference between a minor fix and a $50,000 disaster is a single, timely inspection.
Professional Standards. Local Presence.
Lee moved from Canberra to the Bay with a deep understanding of "Absentee Owner Anxiety." He saw a clear gap between casual neighbourly favours and the rigorous oversight that a major investment property requires.
By applying professional facilities management principles to coastal residential properties, Lee provides Canberra-to-Coast owners with a level of reliability previously reserved for commercial assets. We don’t just "check on the house"—we systematically inspect its security envelope, interior plumbing connections, and overall property health.
Our Mission
We exist to remove the logistical weight of owning a second home. We handle keyholder access, trade escorts, post-storm sweeps, and maintenance audits so that when you drive down the Clyde Mountain, you aren't arriving to a list of chores.
You’re arriving to a sanctuary that is secure, fully maintained, and ready for you to enjoy.
The Three Pillars of Our Service
Transparency: You see what we see. Every visit ends with a detailed digital SITREP (Situation Report) and time-stamped photo gallery delivered straight to your portal.
Prevention: We catch the "silent failures"—like leaking flexi-hoses, tripped power boards, or damp build up—before they escalate into major insurance claims.
Simplicity: One local point of contact, professional facility standards, and zero stress for the owner.
THE WATCH IS ON. YOUR PROPERTY, SECURED. SIMPLY.
From storm response to security sweeps, we are your boots-on-the-ground in the Bay.
The Core Watch (Standard Inspection)
Exterior Security Sweep: Checking all entry points, windows, and gates for signs of tampering or forced entry.
Storm & Damage Assessment: Immediate post-storm inspections to check for roof damage, fallen branches, or exterior leaks.
Pest & Wildlife Monitoring: Checking for active infestations, termite mudding, or coastal pests (like possums or rodents).
Mail & Package Management: Clearing the letterbox and moving packages out of sight to maintain the "lived-in" look.
Digital Status Report: A time-stamped report sent to your phone/email after every visit, including photos.
The Guardian (Interior Systems & Maintenance)
Plumbing "Flush & Flow": Running all taps, flushing toilets, and cycling the dishwasher to prevent dry seals and stagnant water odors.
Climate & Humidity Control: Monitoring thermostats and checking for signs of coastal mold or high-humidity damage.
Appliance Health Check: Verifying that refrigerators, freezers, and wine coolers are running at the correct temperature.
Utility Monitoring: Checking the fuse box for tripped breakers and ensuring hot water systems are operational.
Smoke Alarm Testing: Monthly "push-button" tests to ensure legal compliance and battery health.
The Coastal Concierge (Premium Add-ons)
Arrival Preparation: Turning on the AC/Heating, airing out the house, and stocking the fridge with local Bay essentials.
Departure "Lock & Leave": A final sweep to ensure the oven is off, trash is out, and the alarm is armed after a guest or owner stays.
Keyholder & Trade Access: Meeting tradespeople (plumbers, electricians, cleaners) at the property and locking up when they finish.
Vehicle & Boat Tending: Starting cars, jet skis, or boats to keep batteries charged and engines lubricated.
Garden & Pool Supervision: Verifying that your existing gardeners or pool technicians are showing up and doing the work.

FREQUENTLY ASKED QUESTIONS
A: We perform a comprehensive, multi-point visual inspection covering building envelope security, key internal utilities, and potential maintenance risks. Depending on your chosen tier, checks range from perimeter lockdown audits and storm damage assessments in The Basic Watch, to internal flexi-hose leak audits, plumbing "Flush & Flow" sweeps, power board checks, and moisture monitoring in The Guardian package.
A: Yes. Many Australian home insurance policies contain strict unoccupancy clauses that require documented inspections if a property is left unattended for extended periods (typically anywhere between 14 to 60 days, depending on your insurer). Our Guardian and Concierge plans provide time-stamped, audit-ready digital SITREPs after every visit, giving you the verifiable proof needed to help keep your insurance cover valid while you're away.
A: We execute our Immediate Mitigation Protocol. First, we take non-destructive action to limit damage (such as shutting off the main water valve or isolating electrical circuits). Next, we immediately contact you with a priority Flash Report and issue a digital SITREP with photo evidence for your insurance claim.
If urgent repairs are required and you are unreachable, we utilise your pre-authorised Emergency Work Limit to dispatch licensed local trades to secure the property without delay.
A: Absolutely. We offer flexible seasonal protection plans tailored specifically for Canberra residents who lock up their coastal homes during the colder months. You can take advantage of our pre-paid "Winter Hibernate" Special (a 3-month package running June through August) or set up a flexible month-to-month agreement for the exact duration of your absence.
A: We provide pre-arrival prep and post-stay "Lock & Leave" security sweeps for owners, family members, and invited private guests. Our Concierge tier ensures the home is opened up, climate control is set, and utilities are ready for your stay, followed by a full security lockdown after departure.
(Please note: Bay Property Watch focuses strictly on property oversight and asset protection; we do not operate as a commercial short-term rental or Airbnb booking/cleaning agency).
A: Yes. Visual storm damage assessments are built into all our routine visits, featuring ground-level perimeter sweeps of rooflines, gutters, clear drainage pathways, and external structures for wind or debris damage. For urgent checks directly following a major weather event, Concierge subscribers receive priority post-storm dispatches, while Basic and Guardian subscribers can request an on-demand post-storm call-out at any time.
A: We execute a strict 5-step Security Incident Response Protocol. If an inspector suspects a forced entry, they will not enter the building—they withdraw to a safe location and notify NSW Police (000) immediately.
You will receive an immediate Flash Report call, followed by a detailed Incident SITREP with high-resolution photo documentation of the Point of Entry for your insurance claim. Once police clear the site, we utilise your pre-authorised Emergency Work Limit to coordinate emergency glaziers or locksmiths to fully re-secure your home.
A: Our pricing is transparent and structured around your property’s specific needs and desired inspection frequency.
The Basic Watch: Starts at $99 per month (ex. GST), providing professional exterior security, perimeter lockdown checks, and peace of mind.
The Guardian: Starts at $199 per month (ex. GST). It includes everything in The Basic Watch plus internal "Flush & Flow" plumbing sweeps, flexi-hose leak audits, electrical board verification, and moisture/damp monitoring.
The Concierge: Starts at $349 per month (ex. GST) for owners who want a completely hands-off experience. We handle trade escorts, post-storm checks, and complete arrival preparation so your home is ready for you with zero work required on your end.

Service Standards & Key Protocols
1. Secure Key Management
To ensure maximum security for your coastal asset:
Secure Storage: All keys are stored in a secured, unbranded safe. Keys are never tagged with your physical property address; we use an encrypted, proprietary coding system.
Restricted Access: Keys are strictly issued only for scheduled inspections or authorised trade/delivery escorts.
Digital Credentials: Smart lock codes and alarm PINs are stored in an encrypted, password-protected database.
2. Emergency Repair Authority
If a critical issue (such as a burst flexi-hose or storm-damaged window) is discovered during an inspection:
Immediate Mitigation: We take immediate non-destructive action to prevent further damage (e.g., isolating water mains or securing access points).
Urgent Communication: We immediately contact you via your nominated emergency phone number.
Pre-Authorised Emergency Spend: Owners may set a pre-authorised "Emergency Work Limit" (typically $250–$500). If you are unreachable, this allows us to engage licensed local trades immediately to secure your property without delay.
3. Insurance Compliance
Our digital SITREPs provide time-stamped, audit-ready proof of regular site visits to assist you in satisfying the unoccupancy clauses of Australian property insurance policies.
(Note: Bay Property Watch provides professional facility oversight and keyholder services; we are not a substitute for comprehensive Home and Contents insurance).
4. Privacy & Confidentiality
We operate with complete discretion. Your property status, holiday schedule, and security details remain strictly confidential. We utilise unbranded vehicles for routine inspections to ensure your property never attracts unwanted attention while vacant.
5. Security Incident Response Protocol
If our inspectors discover evidence of a forced entry or security breach, we execute a strict priority protocol:
Priority 1 (Safety & Police): Inspectors will not enter a compromised building. We withdraw to a safe distance and notify NSW Police (000) immediately.
Priority 2 (Flash Report): You receive an immediate phone call as soon as emergency services are dispatched.
Priority 3 (Site Integrity): We preserve the premises for police investigation and insurance adjusters. No site cleanup is conducted until authorised by you and law enforcement.
Priority 4 (Incident SITREP): Once cleared by police, we conduct a detailed digital audit documenting the Point of Entry (POE) and property damage for your insurance claim.
Priority 5 (Re-Securing the Asset): Utilising your pre-authorised Emergency Repair Authority, we immediately coordinate local locksmiths or emergency glaziers to secure the property.
